Living at Lakeside Terrace was one of the most stressful housing experiences we’ve had.
We were forced to move out due to ongoing harassment from the downstairs neighbors. We repeatedly brought this issue to management’s attention and nothing was ever done. Instead of addressing the problem, we were left walking on eggshells in our own home, even being threatened with eviction at one point, which created a hostile and uncomfortable environment—especially with a young child.
Despite paying through the lease term, Lakeside Terrace withheld nearly 90% of our security deposit. There is nothing in the lease stating that moving belongings out a few days early is a violation, yet we were effectively penalized for it anyway. On top of that, they charged us for full carpet replacement even though we lived there less than a year and left the carpet with only normal wear and tear. We have video proof showing the carpet was in fair condition.
The entire situation feels unethical and predatory—as if management looks for reasons to keep deposits rather than act fairly or in good faith. After being pushed out due to unresolved neighbor issues, getting hit with excessive charges on the way out felt like a final slap in the face.
If you’re considering Lakeside Terrace, be warned: don’t expect support when issues arise, and don’t expect your security deposit back—no matter how responsibly you live there. Document everything and think twice before signing a lease here.

A Wonderful Place to Call Home!
I've had a fantastic experience with Lakeside Terrace. The apartments are spacious, well-maintained, and offer beautiful water views that make coming home feel like a retreat. The amenities—like the oversized pool, fitness center, and tennis courts—are top-notch and always clean.
The staff is incredibly friendly and responsive. Special shoutout to Stacy and Marija for their professionalism and kindness—they truly go above and beyond to make residents feel welcome and supported. Maintenance requests are handled quickly, and Dale from the maintenance team is amazing—he not only fixes issues promptly but explains everything clearly.
The location is perfect, with shopping and restaurants just minutes away. I highly recommend Lakeside Terrace to anyone looking for a comfortable, well-managed community in Sterling Heights

Best apt community in Michigan.
- apt grounds are impeccable
- move in apts are like brand new very clean
- maintenance supervisor dale is very knowledgeable and proficient at his job, very friendly.
- The office personal are outstanding and listen to any or all concerns and address them professionally
- as w any company it all starts w the the management-marija.
Marija is always happy, smiling and a joy to talk with.
Her management skills are 2nd to none
She listens to your concerns and addresses them promptly and properly .
Her knowledge of her apt community makes you feel like you have a sister - family member working there.
Marija makes you feel like lakeside terrace IS your HOME.
Marija along w beztek management co you can never go wrong.

Maria, Stacy, and Melinda have been a phenomenal team in helping us in any way they can to get us the beautiful lakeside unit!! We've had so many issues with Findigs and RentCafe but we came in to see them and they helped us every step of the way. We couldn't be happier to be here and to be apart of a community that cares about its residents!

I lived there for 3 years. Stacy is great to interact with. The property is beautiful. However, you should know that there is a high turnover in staff except one of the rude maintenance guys that's been there forever. The manager Marija is great about enforcing the rules and lives on the property, however doesn't adhere to them therefore you should be prepared to live up to high standards but receive subpar customer service. Also, you run the risk that your deposit will be taken. Do a walk through before you leave. I moved out on July 16 and hired a contractor to paint my accent walls back to the original color that was conveyed. The leasing agent gave me this info. After moving out a portion of my deposit was withheld due to the walls not being painted the correct color. I purchased the paint from Sherwin Williams under lakeside terraces account. I disputed the claim as I didn't paint the walls the incorrect color, the staff conveyed the incorrect color if it was incorrect at all. That team tends to just say things or not know what's going on. It has taken a month of several attempts to be refunded. Marija the manager has provided excuses for her lack of communication for over a month. On Sept 5 after several attempts to communicate with her and the staff regarding my refund. she sent me an email stating the check went out, to reach out if i didnt receiveit in a timely manner. Its spet 25 today. Iver 3 minths after my move out date. I've now sent 2 emails to her to provide an update as i have not received a check as of today 9/25 and would like another check re isusued. I dont think the forst ine was ever issued to be honest. The lack of communication in this office was consistent the entire 3 years of living there. This includes calls and messages to corporate for this issue. Nearly 2 months after moving and I still have not received the remainder of my deposit that was withheld as a mistake on their part. Corporate had never addressed this nor has the manager Marija addressed this further since the Sept 5 email from her. Spare yourself the trouble and move somewhere else. I'm sure every community has their issues but a manager
Who is unwilling to do their job and take accountability and who makes excuses and is unwilling to provide a corporate number or contact to resolve is worse than most other issues. You'll never get anywhere if you have a problem.
