The mail room is one of the WORST I’ve seen. The lockers are always full, and there are clearly not enough for the number of residents. Packages end up piled all over the floor, completely unsecured. I’ve seen the same piles of packages sitting on the ground for days.
Packages go missing ALL the time. This is not a one-time issue it keeps happening. When you ask for help, management and staff don’t really try to do anything and instead blame delivery drivers or residents.
This has been going on for a long time, and nothing changes. Management doesn’t seem to care about it.

I'm absolutely delighted with my experience at Park on First! The management team has been exceptional from day one—handling everything from the move-in process to minor concerns with perfect organization. FIVE STARS!!!
The property is exceptionally clean, and the staff is incredibly welcoming. Having the option for an additional locker for your mail adds so much convenience. The guest parking always has available spots.
I feel incredibly safe here, thanks to the security team's regular patrols throughout the property and parking areas. The continuous improvements I see daily reflect the team's commitment to residents' comfort and satisfaction.
The maintenance team has been phenomenal, with Carlos in particular doing an outstanding job!
I want to extend my heartfelt thanks to Vanessa Barrera and the entire team for their unwavering dedication. I couldn't be happier to be part of this wonderful community!

I’m so glad I chose Park on First as my new home. From the moment I began the leasing process, the service has been absolutely top-notch.
A big shoutout to Paniz, the Leasing Manager, who went above and beyond to ensure everything was clearly communicated and organized for my move-in. Her professionalism, attention to detail, and warm attitude made a typically stressful process feel seamless and welcoming.
I also want to thank Mayr, who was equally helpful and responsive throughout the process. Together, they made me feel like more than just a resident. They truly care about building a supportive and friendly community.
The property itself is beautiful and well-maintained, with amazing amenities like multiple lounges, fitness areas, a pool and spa, and thoughtful community policies that help keep the place clean, peaceful, and respectful. I also appreciate the modern systems for rent payment, parking, and maintenance requests. Everything feels smooth and easy.

I can't speak to what it is like to live here but I can comment on my experience touring the property. Scheduled a 2:00 pm and because I had free time, arrived 30 minutes early. Was greeted by I assume was a member of management, who stated the person touring us was at lunch but would be back by 2 for the tour.
Walked around the outside of the property to see what the area was like. Santa Ana Zoo is right nextdoor, and even though it wasn't a hot day, there was an unpleasant smell wafting over from it. Several abandoned buildings and run down motels across on 1st street. Came back to the office, just before 2 pm, and waited 15 minutes for the leasing agent to finally arrive. No apologies or even a welcoming attitude. Decided to walk out as i had another tour to make it to. Complete lack of respect for my time. And can't imagine it getting better.
Returned to my car and upon exiting the garage, saw two people shooting up drugs right in front of the driveway.

Been living here for 1+ years and the management team is getting worse. My washer was broken it has been 3 days and no one came yet. I can’t open my washer door and my clothes are getting bad and stinky. I can’t wash my clothes at the moment. I came to the leasing office and they said they’ll contact the maintenance guy but no one ever reached out to me after.
They’re also charging extra fees unreasonably. Guess parking registration $25 and $5 after 5 passes per month. My guest’s car got towed once and I ended up paying $570. They’re charging locker for packages starting 11.1.2025, $10 per month. Everything above WAS NOT STATED IN THE LEASE.
