Lived here for about 4 years, rent went up every year. On initial move in had to have carpet replaced in living room because it was soiled with cat urine and smelled horrible. It felt like there were too many people for this complex; constantly had people and kids running around at all hours. Car was broken into multiple times and nothing could be done about it. No cameras on premesis. Had kids constantly knocking on the door trying to sell stuff, and had one night police had to be called because kids were ding dong ditching and broke the door, thinking someone was breaking in. Had to get a camera for inside because maintenance and the leasing office staff would enter my apartment without my knowledge multiple times when I wasn’t home, leaving doors and dresser drawers open. Unit was nice overall. Was charged a cleaning fee upon move out despite deep cleaning prior to move out. Would often get notices about pest control coming and having to take everything out of cabinets and beneath sinks, and then they ended up never coming. Got accused of having a dog in my apartment when I never had an animal. Staff were nice but not extremely helpful and were somewhat accusatory. Access to many places in close proximity was nice.

It's your typical paint over job after every tenant. Appliances are over 15-20 years old, causing things to run. Very inefficiently not great with electric prices right now. Used to have a fence that had very dangerous nails sticking out everywhere, they finally took the fence down and just left the 2 ft holes in the ground. I think they filled them now, no fence though.
There is a "dog park" area but it is just a square area- maybe 500 square feet in the fence.
Many children, no playground. Gym is pretty nice, Maintenance guys are awesome and do there best with what they got.
Had an experience with weavels in our pantry food, had to throw out and get seal proof containers, twice. Wasted food/money. Apt management did nothing but make sure pest control was coming at there usual time that week. Was told since they hire outside contractors for the pests and in turn they are not responsible/required to compensate us.
Mold in a number of places(I keep scrubbing the crease where the shower wall goes into the bathtub and it just keeps coming out) very bad for people with allergies.
Very close to anything you could need- walk ability 10/10.
Doesn't really have hidden/required fees like some apt complexes for Internet and such.

All the staff are polite and respectful, easy going. Mercedes is one of the leasing consultants very professional and nice helped me with inquiries about the neighborhood. I’ve been here for 5 years and don’t plan on moving anytime soon

I’ve had nothing but an unprofessional experience since my leasing process. Village at Waggoner park did NOT have my apartment move in ready on the agreed day, After I had already paid my deposit. The carpet was just getting replaced on THE DAY of my move in which delayed my move in process as well as my furniture delivery, my furniture was sitting outside due to the carpet not be complete. I was told the carpet would be started at 8am and only take an hour, instead they didn’t arrive until 9am and it ended up being a 3 hour process. I am livid! This has been a distaste rad of now I have nothing good to say about this property. I will be seeking compensation for my apartment not being move in ready as agreed on my signed lease.

Only giving two stars because the community is safe and quiet, and affordable based on my experience. I’ll give them that.
Read the reviews about excessive charges after the lease ends, they are legit! I received a bill for over $600 with outrageous expenses included. I was charged for rent due to unclear and vague communication about key drop off, something completely out of my control. There was nothing in writing about “lockbox” drop off of your keys and I believe that is intentional. They gave me more bogus charges that I was able to argue with photographic evidence. I spoke with Rosemond and Kacie about this matter and Rosemond mentioned the drop off once more after that rent charge was removed, which I find rude and unnecessary. I still feel there are charges that need to be removed as I received an additional invoice that I find questionable.
I rarely write negative reviews because I work with businesses and know how impactful reviews are but this is necessary. Make sure you take pictures and keep record during your time here because you will get charged after move out. Regardless if charges are legitimate or not.
During my time here there was a maintenance request that was never finished, another time my shower water was left running after a shower repair, also muddy boot stains left in my shower once the service request was done. I got a toilet replaced without a lid that properly fit the toilet and the toilet was dirty. Appliances in units that are not renovated are old and break down easily if they’re not already broken when you move in.
Because my unit was so affordable and I felt safe living here, I let some things go.
Regardless of what their response to my review is, my review is legitimate and truthful and I left nothing out. I was a good tenant and never had issues with management/office staff before. It’s a shame that they do this to tenants after moving out. Make sure you know your rights as a tenant.
